PEB Maintenance Services & After-Sales Support

Why Planned Maintenance Protects Your PEB Investment

A pre-engineered steel building is built to last for decades, yet that lifespan depends entirely on upkeep. Roof fasteners loosen under daily thermal movement, sealants around vents and skylights harden within a few years, and coated panels start to rust wherever a cut edge or drilled hole exposes bare steel.

Pakistan’s dust, monsoon rain, and industrial air push these problems along faster than most owners expect. Our PEB maintenance services find them early, before a small leak soaks the insulation or a corroding purlin weakens a roof bay.

What Our PEB Maintenance Services Include

We inspect the full building envelope and the structure behind it: roof and wall panels, fasteners and sealants, gutters and downspouts, primary and secondary steel, anchor bolts, and bracing. Every visit ends with a written report that grades what we found, flags what needs action now, and records what to watch on the next visit, backed by dated photos.

Core Maintenance Tasks:

These four tasks head off the failures we see most often in the field. Loose fasteners and tired sealant are the main causes of roof leaks. Unchecked corrosion spreads from a single scratch across a whole panel. Blocked gutters overflow during the monsoon, allowing water to enter the building. Catching each one on schedule keeps repair bills small and the floor dry.

Roof & Cladding Care for Pakistani Conditions

The roof carries the heaviest maintenance load on any PEB. On through-fastened roofs, the rubber washers under each screw degrade in ultraviolet light, and repeated expansion and contraction back the screws out, opening a path for water. Standing seam roofs have fewer penetrations, but still need their seams and clips checked.

Sealant around every pipe, vent, and skylight is the most common leak source and usually needs renewal every 5 to 8 years. We also clear valley gutters and downspouts, treat rust at cut edges and laps before it spreads, and confirm the roof still drains freely so monsoon rain never ponds.

Structural Health Checks

01

Bolted Connections

We check torque and tension at rafter, column, and splice joints and look for slip or gaps at the plates.

02

Anchor Bolts

Base-plate anchors are checked for tightness, corrosion at the grout line, and movement at the footing.

03

Bracing and Purlins

Tension rods, sag rods, and purlins are checked for slack, sag, distortion, and rust at connections.

How we schedule and report

Scheduled site visits

Most industrial buildings do best with two inspections a year, one before the monsoon and one after, plus a visit following any severe storm or hailfall. A textile plant in a dusty district may need quarterly gutter cleaning, while a clean dry-goods warehouse can comfortably stretch its intervals. We set the schedule around how your building is actually used and where it sits, not a generic calendar that ignores local conditions.

Reports you can act on

Every visit produces a clear report: photographs of each issue, a simple priority rating, the parts and labour required for a repair, and a note on anything worth watching next time. You see exactly what is happening on your roof and steel without climbing up to look. Over the years, these reports build a maintenance history that strengthens warranty claims and supports the building at resale or refinancing. That paper trail often pays for itself the first time a claim is questioned.

After-Sales Services That Support Your Build

As-Built Documentation

After erection, we hand over the complete record: stamped structural drawings, the bill of quantities, fastener and bolt schedules, and erection notes. You will need these on the day you plan any future change.

Genuine Spare Parts Supply

Panels, fasteners, ridge and flashing pieces, and accessories are supplied in the original gauge, coating, and colour. Matching parts keeps repairs watertight and avoids the patchwork look of mismatched sheets.

Warranty Administration

We help you register and track the warranties from your build, from sheet and coating cover to any weathertightness terms. When a claim arises, our inspection records give you the evidence to support it.

Expansion & Retrofitting

Adding bays, a mezzanine floor, or new equipment loads changes how the frame behaves. We recheck the structure in STAAD.Pro and detail the strengthening so the extension is safe and fully tied in.

Repairs, Recoating & Modifications

Storm and monsoon repairs

High winds, hail, and heavy monsoon downpours are the usual cause of sudden damage to a steel building. We respond to lifted panels, bent flashings, blocked or burst gutters, and water that has seeped past a failed seal. The first priority is to make the building weathertight again, then to repair the cause properly rather than patch over it. Because we hold your original drawings and material specifications, replacement parts match the existing build, and the repair lasts. We also photograph and document the damage clearly, which matters when an insurance assessor or the original manufacturer needs evidence of exactly what failed.

Recoating and reroofing

Paint and metallic coatings have a working life. Once the finish chalks heavily, fades, or begins to lift, the steel underneath is increasingly exposed. We assess whether a thorough clean and recoat will extend the roof’s life or whether reroofing is the sounder long-term value. For owners running production lines, we phase the work so the building keeps operating while the roof is renewed.

Adding capacity safely

Businesses grow, and a PEB is well-suited to growth. Extra bays, a storage mezzanine, an overhead crane, or heavier roof-mounted services may add loads that the original frame may or may not carry. We never bolt on an extension by eye. The frame, foundations, and connections are rechecked against the Building Code of Pakistan, and any reinforcement is designed and detailed before work begins, so the expanded building stays compliant and safe under its new loads.

What Clients Say About Us

FAQs

For most industrial buildings in Pakistan, twice a year works well: once before the monsoon and once after, with an extra check following any severe storm or hail. Dusty or coastal sites, and buildings with cranes, often need more frequent visits to stay ahead of corrosion and wear.

The two biggest causes are loosened roof fasteners and aged sealant around pipes, vents, and skylights. Both let water in long before any panel actually fails. Less often, leaks come from blocked gutters that overflow inward or from corrosion at unprotected cut edges and laps.

Yes. We inspect, repair, and maintain steel buildings supplied by other manufacturers. Our team documents the existing structure first, identifies the panel and fastener types in use, and sources compatible parts so that any work we carry out matches and protects your building.

In most cases, yes. Adding a mezzanine, extra bays, or crane loads changes the forces on the frame, so we recheck the structure and foundations in STAAD Pro against the Building Code of Pakistan. Any required strengthening is designed and detailed before construction starts.

A typical contract covers scheduled inspections, a written report after each visit, priority response when a problem arises, and agreed rates for repairs and spare parts. We tailor the scope to your building’s age, use, and location rather than offering one fixed package.
